IBRA Properties (“IBRA”, “we”, “us” or “our”) is a real estate brokerage based in Dubai, United Arab Emirates, specialising in off-plan property for international investors. We are the data controller responsible for the personal data described in this policy.

2. Information we collect

Information you provide

Enquiry & contact data — your name, email address, phone number and any message you send when you submit an enquiry form, request a brochure, or express interest in a project.
Booking data — when you schedule a call through our Calendly booking link, Calendly collects your name, email and chosen time on our behalf.
Messaging data — if you contact us via WhatsApp, we receive your WhatsApp number and the content of your messages.

Information collected automatically

Usage & device data — IP address, browser type, device, referring page, pages viewed and time on site, collected through cookies and similar technologies (see Section 5).
Interaction data — button clicks and events (for example, WhatsApp and “Book a Call” clicks) recorded through our tag management and analytics tools to help us understand which content is useful.

3. How we use your information

To respond to your enquiries and provide information about properties and investment options.
To arrange and conduct calls, viewings and follow-ups.
To operate, secure and improve our website and measure the performance of our content.
To measure and improve our marketing, including advertising campaigns on Google and related networks.
To comply with legal, regulatory and anti-money-laundering obligations that apply to real estate brokerage in the UAE.

4. Marketing communications and notifications

The Company also has the right to send notifications to the User about new products and services, special offers and various events. The User can always refuse to receive informational messages by sending an email to the Company info@ibraproperties.com with the subject line “Refusal of notifications about new products and services and special offers”.

Where we contact you through WhatsApp, messages are sent using the WhatsApp Business Platform in line with WhatsApp’s own terms and policies. We only send such messages where you have provided your number and agreed to be contacted, and you can opt out at any time using the method above or by replying to ask us to stop.

5. Legal bases for processing

Where the EU/UK GDPR applies to you, we rely on the following legal bases:

Consent — for non-essential cookies, analytics and advertising technologies, and for marketing communications. You can withdraw consent at any time.
Legitimate interests — to respond to enquiries, secure our site, and understand aggregate site usage, balanced against your rights.
Performance of a contract / steps prior to a contract — where you ask us to assist with a specific transaction.
Legal obligation — where we must retain or disclose data to comply with applicable law.

We use cookies and similar technologies to run the site, remember your consent choices, measure performance, and support advertising. Service providers (processors) who operate our website and tools — including our hosting provider (Netlify), and the analytics, advertising, booking, consent and content-delivery providers listed in Section 5 — who process data on our instructions.
Property developers or partners where you have asked us to progress an enquiry or reservation, and only to the extent needed for that purpose.
Authorities or advisers where required by law, regulation, or to establish or defend legal claims.

8. International data transfers

We operate from the UAE and use service providers that may process data in other countries, including the United States and the European Union. Where personal data of individuals in the EU/UK is transferred internationally, we rely on appropriate safeguards such as the providers’ standard contractual clauses. By contacting us or using the site with cookies enabled, you understand that your data may be processed outside your country of residence.

9. Data retention

We keep enquiry and contact data for as long as needed to respond to you and, where a relationship develops, for the duration of that relationship plus any period required to meet legal, tax and regulatory obligations. Analytics and advertising data are retained according to each provider’s settings and retention periods. We delete or anonymise data when it is no longer required.

10. Your rights

Depending on where you live, you may have the right to:

Access the personal data we hold about you.
Request correction of inaccurate data.
Request deletion of your data.
Object to or restrict certain processing, including direct marketing.

12. Children’s privacy

Our services are intended for adults. We do not knowingly collect personal data from anyone under 18. If you believe a child has provided us data, contact us and we will delete it.

13. Third-party links

Our site may link to developer sites, partner services or social platforms. We are not responsible for their privacy practices, and we encourage you to review their policies.

14. Changes to this policy

We may update this policy from time to time. The “last updated” date at the top shows when it was last revised. Material changes will be reflected here, and where required we will seek your consent again.
